The better prepared the property is before I arrive, the better the final images will be.

Before the shoot:

• Replace burned-out bulbs and use consistent color temperatures within each room. Daylight-balanced bulbs generally work best alongside natural window light.

• Open blinds and curtains to maximize available light.

• Clear counters of cleaning supplies, toiletries, plastic soap containers, and everyday clutter.

• Make beds, straighten furniture, and remove loose cables where possible.

• Patch noticeable holes or unfinished wall damage.

• Complete lawn maintenance and basic exterior cleanup.

• Make sure every room that needs to be photographed is unlocked and accessible.

Minor adjustments like moving a chair or straightening a pillow are part of the shoot. Significant cleaning, decluttering, or room preparation should be completed beforehand or may require an additional fee.

Pricing depends on property size, condition, access, and the amount of work required. These are listing-preparation add-ons, not ongoing property-maintenance services.

I will photograph everything that is ready and accessible.

If significant clutter, cleaning, maintenance, or access issues prevent the shoot from being completed, the property may need to be rescheduled. A $50 return-trip fee may apply.

Please make sure all rooms that need to be photographed are unlocked before the scheduled shoot. Returning later to photograph a previously inaccessible room may also require an additional trip fee.

Yes, within reason.

Temporary or non-permanent distractions can sometimes be removed. However, I generally will not digitally conceal structural damage, property defects, or other conditions that buyers will see when visiting the home.

Listing photography should present a property at its best without misrepresenting its actual condition.

Standard photo delivery is generally 24–36 hours.

Expedited delivery may be available for an additional fee.

Properties requiring unusually extensive editing may take up to 48 hours. Projects that include video generally require 72–96 hours for delivery of the complete package.

Parts of Northeast Florida have restricted or controlled airspace due to Naval Station Mayport, Naval Air Station Jacksonville, Jacksonville International Airport, and other facilities. Because of this, drone coverage cannot be guaranteed at every property.

For larger real estate or architectural projects where aerial coverage is important, providing 60–90 days of advance notice may allow time to request additional authorization when available, although approval is not guaranteed.
